buyer’s home inspection

A buyer’s home inspection is offered during the contingency period of the home buying process. After a purchase agreement has been signed, Big Lake Inspections will conduct a thorough inspection of the property following the InterNACHI standards of practice. Approximately 3 hours will be spent on the home’s property, ensuring all components of the home have been addressed. Once the inspection is complete, a copy of the inspection report will be sent to the home buyer within 24 hours.

New build inspection

When a home is built, whether it’s within a development or a custom home, it is still important that the buyer has an inspection completed prior to moving in. Even though the home is brand new, there is still the possibility that mistakes were made during the building process. If these mistakes are caught early on during an inspection, bigger issues down the road can be prevented.

11th month warranty inspection $350

This inspection is like a buyer's home inspection. At 11 months, the warranty on your new build is coming to an end and it's time to make sure there's nothing that needs to be taken care of. While this is like a regular home inspection, our team will rely more on the homeowner as they have lived in the home for almost a year. As the homeowner, it is important to take note of any items that you would like addressed during the inspection. Our team will work with the homeowner to create a thorough report that can be presented to the builder.

rental property inspection $350

A rental property inspection is completed when a landlord or property manager wants the condition of a rental unit assessed. This is done before, during, or after a tenant’s lease to check for any damages, maintenance needs, or lease violations. This ensures the property is well maintained and ensures that tenants are in compliance with their lease agreement.

What to expect

Do I have to be present at the time of the inspection? It is not required, but is recommended that you are present at the inspection. This allows you to gain as much information about the home as possible, and also gives you the ability to ask questions throughout the inspection.

How long should I expect the inspection to take? Typically, a home inspection takes 2-4 hours to complete. The total amount of time depends on the size and age of the home.

Is there anything that I need to bring to the inspection? No, I will bring everything that is needed to thoroughly complete the inspection.

What is looked at during a home inspection? A home inspection covers the main components of a home. This includes but is not limited to electrical, plumbing, structure of the home, and mechanical components.

How long after the inspection will I have to wait to receive the report? At big lake inspections, it is our goal to have the final report to you the same day the inspection occurred. If that is not feasible, it is our guarantee that it will be delivered within 24 hours of the inspection.
